The Haliburton 2016 Real Estate Market January to August 31 2016
  • The under $700,000 market is the strongest it has ever been
  • 80% of all waterfront sales in Haliburton are under $500,000 – this is the main Buyer for the area
  • There have been 54 sales in $500,000 to $800,000 – 14% of total sales
  • The $800,000 to $1M market is challenging and with 10 sales
  • The $1M+ market has had 10 sales with the highest coming in at $1,350,000
  • Out of the 10 sales the average sale to list price is 90.2% and out of the 10 sales, 9 of them took at least 2 price decreases
  • If taking original list price into account, the sale to original list price is 82.4%

Though only an hour from Haliburton, it is a different world

  • The Muskoka market has seen its best numbers since 2007 in all price categories

  • There are major differences between Haliburton and Muskoka and it has proven a very daunting task to try and get Buyers to consider Haliburton
  • In the under $1M market, Buyers a tend to be a little more flexible in the area they are looking in, but in the $1M+ they are not – they want Muskoka
  • In fact, these Buyers don’t just want Muskoka but want a specific Muskoka Lake – mainly the Big 3
  • Almost all $1M+ sales are on Lake Muskoka, Rosseau and Joseph – with Lake Of Bays the next choice
